Flat roof replacement and repairs

Most flat roofs fail because of what is underneath, not the covering itself. That is why we check the deck and the slope first and fix any problems, rather than laying a new membrane over the top. You get a roof that drains properly and stays dry.

Common questions

Old-style pour-and-roll felt often failed within fifteen years, which is where the reputation came from. Modern GRP, EPDM and single ply systems, laid to a correct fall on a sound deck, last considerably longer and are the reason flat roofs no longer deserve that reputation.

A flat roof is never actually flat: it is laid to a shallow fall so water reaches an outlet. Ponding means the fall is insufficient, the deck has deflected, or the outlet is blocked. Re-covering over the top without correcting the fall repeats the fault.

Both are sound when installed properly. GRP is rigid, seamless and takes foot traffic well, which suits garage roofs and balconies. EPDM is a single rubber membrane with very few joints and copes well with movement, which suits larger areas. The survey and the deck condition decide it, not a preference.

A warm deck puts the insulation above the deck, keeping the structure warm and the vapour control layer on the correct side. It largely removes the condensation problems that plague older cold-deck flat roofs, and it is usually the right specification when a flat roof is being replaced entirely.
